Terms of service
Last updated October 15, 2026
These terms apply when you use moosu.app or the Moosu app at dash.moosu.app (together, the "Service"), provided by Moosu LLC, a California limited liability company ("Moosu", "we", "us"). By using the Service you agree to them. If you use it for a company, you agree for that company.
Who uses Moosu
Property managers (our customers) use Moosu to manage their properties and invite others: tenants, vendors who receive work order links, applicants and signers. If a property manager invited you, your relationship with them, including your lease, is between you and them. Moosu isn't a party to it.
Accounts
- Give accurate information and keep it up to date.
- Keep your password secret and don't share your account. Work order and signing links are private to the person they were sent to.
- You're responsible for what happens under your account. Tell us right away at [email protected] if you think it's been misused.
- Property managers are responsible for who they invite and what access they give them.
Acceptable use
Don't use the Service to:
- break the law, including fair housing, anti-discrimination, consumer protection and privacy laws;
- upload content you don't have the right to share, or that is harmful, deceptive or contains malware;
- try to access accounts or data that aren't yours, probe or disrupt the Service, or get around its security or limits;
- send spam or harass anyone.
We may suspend access that breaks these rules or puts the Service or others at risk.
Your content
You keep ownership of what you and your users put into the Service: requests, photos, documents, lease and billing data, and so on. You give us permission to store, process and display it only as needed to provide and secure the Service. Property managers are responsible for having the right to collect and use the personal information they add, and for giving any notices the law requires. Our privacy policy explains how we handle personal information.
Not professional advice
Moosu helps you organize and calculate things like invoices, late fees, rent increases, deposits and operating-expense reconciliations, but it isn't legal, tax or accounting advice. Check that its settings and results match your leases and the law where your properties are, including rules on late fees, deposits and screening.
Fees
Fees for property managers are agreed separately. If you don't pay fees when due, we may suspend the Service after giving notice. Tenants, vendors, applicants and signers don't pay Moosu.
Availability and changes
We work to keep the Service available and your data safe, but we can't promise it will be uninterrupted or error-free. Keep your own copies of important documents. We may change or improve the Service, and we'll give reasonable notice before removing a major feature property managers rely on.
Ending
You can stop using the Service at any time. Property managers can ask us to close their account and export their data first. We may end or suspend access for serious or repeated breaches of these terms.
Disclaimers and limits
To the extent the law allows, the Service is provided "as is", without warranties of any kind, and Moosu won't be liable for indirect, incidental, special or consequential damages, or for lost profits, revenue or data. Our total liability for any claim about the Service is limited to the amount you paid us for it in the 12 months before the claim. Some places don't allow these limits, so they may not apply to you.
Governing law
These terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules.
Changes to these terms
We may update these terms. If changes are significant, we'll notify property managers by email or in the app before they take effect. Continuing to use the Service after that means you accept them.
